Architect-designed coastal homes, first homes and renovations on the NSW South Coast — 13 years of quality work on some of the hardest blocks in the Eurobodalla.

The builder
Homes made to last, with a focus on quality and craftsmanship.
Zac Veneris builds new homes, renovations, granny flats, bathroom and kitchen renovations, decks and pergolas along the New South Wales South Coast — from architect-designed builds to first homes, and everything in between. Steep blocks, bushfire ratings, glazing that meets on a corner — the detail is where the work shows.
Thirteen years in the trade, most of it building architect-designed homes alongside his father John, from Rosedale to Mossy Point. Zac now runs his own projects, with the same trades, the same standard and the same straight answers.
Recommended by award winning architects, and by client after client — many of whom have become friends.

Architect-designed homes
Three South Coast builds.

Yowani North

A new home cut into a steep, bushfire-prone block on Yowani Road. Charcoal weatherboard and glazed corners step down the slope under standing-seam roofs.
Inside, warm timber floors, a suspended fireplace, a stone-and-timber island kitchen and a green-tiled ensuite — all glazed to the gums and the inlet beyond. The entry stairs were formed, reinforced and poured on site.

Behind the finished street front is new boundary retaining and new framing throughout. A major learning curve, built alongside John Veneris — and Batemans Bay Windows featured the job as a Builder Spotlight for its precision and finish.

About Zac
A family trade, now his own.
Zac grew up in the trade, building coastal homes with his father John across the Eurobodalla for well over a decade. Many of those homes were designed by Tony Trobe of TT Architecture — an award-winning Canberra practice — who has worked with Zac and John across a number of projects and recommends them to client after client.
That reputation rests on plain things: quality workmanship, reliability, honesty and fair pricing. It's why past clients keep becoming friends, and why new owners usually arrive by word of mouth.
Now running his own projects, Zac brings the same standard and the same network of trades to every job — from architect-designed homes to first homes, granny flats and renovations, from Batemans Bay through the South Coast.

What the clients say
In their words.
The architect
“We have worked with both John and his son Zac Veneris on several significant projects over a period of more than 15 years. They are an absolute pleasure to work with. We are highly confident in recommending them to any of our clients for residential projects of virtually any scale. They have continually demonstrated their ability to complete projects promptly, efficiently, and within budget.”
“From my perspective, there are three key criteria when choosing builders to partner with. First, they must demonstrate high-quality workmanship. Secondly, they need to be competitive in their pricing. Thirdly, and perhaps most importantly, they possess the personality and attitude required to make the building experience an enjoyable one for clients.”
“John and Zac have won tenders on several complex, high-quality homes, forming close relationships with clients based on trust, a good sense of humour, and shared values. We consider John and Zac to be professional, courteous, and a pleasure to work with — sentiments that would no doubt be reflected by all of our shared clients.”
“We had such a good experience with Zac Veneris building our home. The quality of his workmanship was excellent — we loved the final look, inside and out. He was very attentive to details and was organised to ensure that everything was on time. He was very honest, trustworthy and good to deal with — highly personable, and a great person to work with over an extended period of time.”
“John’s craftsmanship, management skills, dedication, resilience and networks have delivered a truly great result for us. We love working with him and trust him completely. He solves every problem and the quality of the build has been amazing. It is a wonderful house. He is amazing!”
“John and Zac built a house for us in 2019 and 2020 in Mossy Point. John was organised, reliable, helpful and honest. My husband worked on building sites as a student, and with that background he was impressed by the quality of the building work. We would not hesitate to build with John and Zac again. Our project was finished on time and on budget despite the pandemic.”
“Barry and I would like to thank John & Zac for building our dream home. We found both John and Zac extremely professional and easy to work with — they kept us involved from the start of our project to the very end. I would highly recommend John & Zac for their knowledge, expertise, eye for detail and professionalism. We love our house.”
“John was an absolute delight to work with. He is honest, hardworking, trustworthy, as well as being very easy to get along with. The quality of his work is outstanding, and we constantly receive compliments as to the standard of workmanship in our home. My husband John and I would not hesitate to recommend John Veneris to any potential client.”
“John and Zac have been respectful, diligent and obliging, always willing to assist with difficult and challenging discussions. Keeping in touch with regular progress photos and videos gave confidence and a pleasure to receive. As a result, the end product is all I could have wanted and more and I have no hesitation in recommending them.”
